First Home Owners Grant

In New South Wales from 1st October 2012, the First Home Owner Grant was replaced by the $15,000 First Home Owner Grant (New Homes) Scheme. First home owners who purchase or build a new home where the eligible transaction commencement date (contract date) is on or after 1st October 2012 but prior to 1st January 2016 will remain eligible for the $15,000 grant.

The grant has reduced to $10,000 from 1st January 2016 for eligible transactions which have a commencement date (contract date) on or after 1st January 2016.

First Home Owner Grant Cap

A cap of $650,000 will apply to all new home transactions where the commencement date of the eligible transaction is on or after 1st October 2012 but prior to 1st July 2014. Applicants who purchase a new home or build a home which has a total value of more than $650,000 between these dates will not be eligible for the First Home Owner Grant (New Homes) Scheme.

From 1st July 2014, the cap for First Home Owners Grant was raised to $750,000

From 1st July 2017. The $10,000 FHOG cap for a New Home Purchase/Off the Plan purchase has decreased from $750,000 to $600,000. For a property where the FHO enters into a contract to build, or an owner builder, the total value cannot exceed $750,000.
